ITE · Spanish Mandatory Building Inspection

Prior ITE documentation with 3D laser scanning

We provide the ITE technician with accurate building plans in days, not weeks. Floor plans, elevations and facade analysis based on 3D laser scanning with 2 mm precision.

Why the ITE stalls with outdated documentation

The original building plans don't match what was actually built, or simply don't exist.

Measuring tall facades requires scaffolding or powered access platforms that multiply time and cost.

Detecting out-of-plumb walls or deformations by eye is imprecise and difficult to document in the report.

An ITE without prior geometric documentation forces the technician to visit the site multiple times.

How 3D scanning accelerates the ITE

A single day of scanning covers facades, accessible roof, courtyards and common areas. The technician receives exact geometric documentation before the inspection.

Complete scanning of the building in 1 day (Trimble X7, 2 mm precision at 10 m).

Floor plans and elevations in DWG delivered in 2-5 working days.

Quantitative detection of facade tilts, deformations and active cracks.

Analysis of elements that affect the public way (cornices, cantilevers, ornaments).

Archived point cloud for future action: if the ITE detects defects, the documentation feeds directly into the rehabilitation project.

What we deliver to the technician signing the ITE

Dimensioned DWG floor plans for every accessible level

Facade elevations with dimensions and tilt detection

Sections along the relevant axes

Georeferenced point cloud (E57 / RCP / RCS)

Facade orthophotos (rectified, to-scale images)

Geometric report with visible pathologies quantified

How we work with technicians

We work as a supplier to the ITE technician (architect or technical architect). We do not issue the ITE certificate: we provide the base geometric documentation so the technician can carry out the inspection with verifiable data.

Frequently asked questions about ITE and 3D scanning

No. The ITE is always issued by a competent technician (architect or technical architect). We deliver the base geometric documentation to the technician so it can be used as supporting evidence for the inspection.
Yes. Typically the administrator hires the ITE technician and the technician hires us for the scanning. We can also quote the administrator or the owners directly if they prefer.
For a standard ITE, no. We scan common areas, facades, interior courtyards and accessible roof. Interior spaces are only captured if the technician specifically requests it.
If there is no physical access, we coordinate with the owners to enable one (neighbour stairs, terrace, skylight). We assess this during the preliminary visit.
For a 4-storey multi-family building: 1 day on site plus 2-5 working days of processing. Typical total turnaround: 5 to 10 days from the initial call.
